For Ugandans & Owners Abroad

Your property in Uganda, managed while you're in London, Dallas, Dubai or Johannesburg.

We act as your eyes, hands and point of contact on the ground — with reporting built around your time zone, not ours.

A large share of the residential and commercial properties we maintain belong to owners who aren't in Uganda day-to-day — professionals and families in Europe, North America, Asia and elsewhere in Africa, and investors who split time between countries. HCM gives you a single, accountable local partner instead of relying on relatives or informal caretakers.

  • Scheduled remote inspections — photo and video walkthroughs delivered on a schedule you set, with a written condition report each visit.
  • Keyholding & access management — secure key custody, tenant and caretaker coordination, and emergency access when you can't be reached.
  • Rapid response, reported in your time zone — call-outs for leaks, break-ins, power faults and storm damage, with updates timed for your evening or morning, not ours.
  • Tenant & rent liaison — for investment properties, we can coordinate with tenants and property agents on maintenance requests on your behalf.
  • Multi-currency invoicing — quotes and receipts in UGX, USD, GBP or EUR, so what you approve is what gets charged.
  • WhatsApp & video-call consultations — talk to your assigned technician or account manager directly, at a time that suits your schedule.

Fumigation season in Kampala: preparing Kololo and Muyenga homes before the rains

Seasonal rains push pests indoors earlier than most homeowners expect. Here's the pre-rains checklist our technicians run in hillside neighbourhoods, and why timing matters more than the treatment itself.

Start with the perimeter: gutters, drainage channels and any standing water within five metres of the foundation are the first things our technicians inspect, since they're the most common entry points once rains begin. Kitchens and pantries in older Kololo and Muyenga homes often have void spaces behind cabinetry that were sealed decades ago — these need targeted treatment, not just surface spraying. We recommend scheduling fumigation four to six weeks before the long rains, with a shorter follow-up visit once the rains are underway, rather than a single heavy treatment. Homes on a quarterly plan rarely see an active infestation; most call-outs we receive are from properties treating pest control as a one-off event.

Why Namanve manufacturers are switching to preventive maintenance contracts

Unplanned downtime on a production line costs far more than the repair itself. We look at why more factories in the Namanve corridor are moving from reactive call-outs to scheduled maintenance.

The pattern is consistent across the sites we service: a single unplanned stoppage on a packaging or processing line typically costs several times more in lost output than a year of scheduled inspections would have. Preventive contracts shift technicians from firefighting to forecasting — worn bearings, corroding fittings and ageing wiring get flagged and scheduled for replacement during planned downtime, not discovered mid-shift. For manufacturers running multiple shifts, we also see real value in having a fixed technical response window written into the contract, since it lets operations planning treat maintenance as a known variable rather than a risk.

Five electrical safety checks every Nakasero property manager should run quarterly

Older commercial buildings in Nakasero carry electrical loads their original wiring was never designed for. A short quarterly checklist can catch most issues before they become incidents.

Distribution board temperature is the first thing worth checking — a warm panel under normal load is an early warning sign long before anything trips. Second, inspect earthing and bonding at tenant fit-out points, since these are the most commonly compromised during office renovations. Third, test residual current devices manually rather than assuming a pass from the last service date. Fourth, review load distribution across circuits as tenancy mixes change — a floor that was mostly office space five years ago may now host server racks or kitchen equipment. Finally, keep a written record of every check; it becomes essential both for insurance purposes and for identifying slow-developing faults across successive quarters.

Choosing a facilities partner for a Munyonyo lakeside estate

Lakeside properties face a different maintenance profile — humidity, salt-adjacent corrosion on fittings, and higher landscaping demands. What to look for in a facilities partner.

Humidity is the constant variable at lakeside properties, and it shows up first in metal fittings, door hardware and outdoor electrical fixtures — marine-grade or corrosion-resistant components are worth the premium here. A facilities partner should be running a fixed inspection cycle rather than waiting for a fault report, since fittings at these properties degrade faster than standard urban maintenance schedules assume. It's also worth confirming that a single partner can cover the full trade mix a lakeside estate needs — plumbing, electrical, landscaping, pool maintenance and custom carpentry — rather than coordinating separate contractors for each, which is where most of the delay and miscommunication on these properties tends to happen.

The rise of managed technical services across Uganda’s industrial hubs

From Mukono to the Entebbe corridor, industrial operators are consolidating maintenance, fabrication and compliance work under single managed contracts. Here's what's driving the shift.

As Uganda's industrial parks fill out, operators are finding that coordinating separate vendors for electrical work, fabrication, compliance inspections and fleet maintenance introduces more delay and liability exposure than it saves in cost. A single managed contract with agreed response times shifts that coordination burden onto the service provider, and gives operations managers one point of accountability instead of five. We're also seeing compliance drive more of this shift than cost — insurers and regulators increasingly expect documented maintenance and inspection histories, which are far easier to produce from one contracted partner's records than from a patchwork of informal call-outs.

Custom furniture trends shaping Kampala’s luxury apartments

Built-in storage, mixed timber-and-metal finishes, and furniture designed around smaller footprints — what our carpentry team is building most for Kampala's newer apartment developments.

The clearest shift we've seen is toward built-in, floor-to-ceiling storage in kitchens and bedrooms, driven by apartment footprints that are smaller than the freestanding furniture most clients previously owned. Mixed timber-and-metal finishes — powder-coated steel frames paired with local hardwoods — are increasingly requested over solid-wood-only pieces, partly for durability and partly for a more contemporary look. We're also fabricating more multi-function pieces: dining tables that extend, daybeds with storage, and desks built into wardrobe units, reflecting how apartment owners are using every room for more than one purpose.
